Dubai Residence Visa: review properties with a new entry opportunity

Dubai has made the 2-year Property Owner Residence Visa significantly more accessible: for sole owners, DLD/CUBE no longer states a minimum property value. For joint ownership, each owner must hold a minimum share of AED 400,000.

Why this update matters immediately

Many buyers previously looked at the old perception of an AED 750,000 threshold. Now documentation, Dubai title deed, ownership structure and the actual visa review become more important.

Which properties we curate here

The focus is on ready units, investment properties with solid rental potential and options where price, location, documentation and residence-visa perspective work together.

Status: 30 April 2026. This is not legal, tax or visa advice; final decisions are made by the relevant authorities.

Fast visa pre-check

Which property fits your residence visa goal?

Tell us your budget, intended use and whether you plan to buy alone or jointly. We will shortlist matching options and pre-check the document logic.

Personal shortlist check

Not every lower-priced property is automatically the right visa property

For a residence-visa strategy, the key factors are not only price but also ownership status, DLD registration, financing documents, rental potential, handover status and whether sole or joint ownership is planned.

Our approach: clarify the visa logic and use strategy first, then select units. This creates not just a list, but a shortlist that fits residency, investment and everyday life.

Tip: include any title deed, Oqood, NOC, mortgage or developer-payment documents you already have in your enquiry.
